Pest control in Austin.
West of MoPac the ground is limestone and the calls are scorpions. East of I-35 it is blackland clay and the calls are fire ants and roaches. In between, the old canopy over Hyde Park and Tarrytown feeds roof rats into attics, and Shoal Creek keeps the mosquitoes going.

Why pests behave differently here.
West of MoPac the ground turns to shallow limestone and the pest profile shifts to scorpions and spiders working through rock fissures and slab cracks. East of I-35 the heavy blackland clay shrinks and swells with the seasons, opening gaps around foundations that ants and roaches walk straight through.
The older central neighborhoods: Hyde Park, Tarrytown, Rosedale, Clarksville, combine mature tree canopy with housing stock that predates modern sealing. That is ideal for roof rats, which travel branch to roofline and nest in attics. Add the greenbelts and Shoal and Waller creeks, and mosquitoes stay in play most of the year.

A relative pattern, not a count, built from Texas A&M AgriLife Extension seasonal guidance and our own service calls around Austin. The $66/mo general pest plan covers ants, roaches, scorpions, spiders, wasps and rodents; mosquitoes, fleas, ticks and moles are add-ons. Honey bee swarms are never exterminated: we refer them to a local beekeeper. Carpenter bees we treat directly.

Every Austin visit
The full TriBarrier™, every time.
Three overlapping layers, from the foundation out to the property line. Not a hurried spray along the baseboards. Two of the three are the layers your cheaper quote is quietly leaving out.
Foundation barrier
Three feet up the wall and three feet out from it, the whole way around the house, plus windows, doors, garage and roofline. That band is the route pests actually take to get inside.
Measured with a tape, not eyeballed
Granular yard moat
A ring of granular treatment across the lawn that wakes back up every time you water or it rains. Your sprinklers are on our payroll now.
Skipped by most companies. Granular costs money.
Property line
A full 360-degree spray along the property line, so pests get turned back at the border instead of at your back door.
Skipped by most companies. Nobody audits a lawn.
Everybody in this business says three feet up and three feet out. We are the ones who actually bring a tape measure, and every Austin visit gets all three layers. There is no cheaper Bastion tier where we quietly drop a layer, because free re-treatments only work if the treatment was real the first time. That is the difference you are paying for.
They come back? So do we, free.
Free re-treatments between scheduled visits on any recurring plan. We keep our routes tight around Austin, so when you call we can actually get back out.

Austin pest questions, answered.
What month are pests worst in Austin?
It depends which side of town you are on. The blackland east side peaks first, with fire ant mounds erupting in April and May. The limestone west side peaks in high summer, when scorpions hunt moisture indoors from June through August. Citywide, August and September are the heaviest weeks of the year: mosquitoes, wasps and fleas all peak at once. The calendar above shows the full sequence.
When is mosquito season in Austin, TX?
The metro's official season runs May through November, which is when Austin Public Health traps and tests mosquitoes for West Nile virus. Around the greenbelts and creeks like Shoal and Waller, expect real pressure from May and a peak in August and September. The mosquito add-on brings the plan to $166 per month.
Why do roof rats keep showing up in older Austin neighborhoods?
Mature tree canopy plus pre-modern sealing. In Hyde Park, Tarrytown and the other central neighborhoods, roof rats travel branch to roofline and slip through gaps older construction never sealed. Indoor pressure climbs from October and peaks November through January, so fall is the time to seal.
Do Austin pests stop in winter?
Outdoor pests mostly go quiet, but the work moves indoors. Rodents peak in the cold months, German cockroaches keep going in warm kitchens all year, and ticks can be active on mild winter days. Winter is the cheapest season to get ahead: seal, bait, and be ready for the April wave.
